1. Scope
These Terms and Conditions govern booking and stays at Nemi Relax B&B, managed by Mirko Di Molfetta, located at Via Guido Ucelli di Nemi 7, 20138 Milan (MI), Italy.

2. Booking
Bookings are handled via Booking.com, Airbnb or direct contact by WhatsApp/email. Payment, confirmation and cancellation conditions follow the policies of the platform or channel used at the time of booking.
3. Guest Requirements
- The booking holder must be at least 18 years old.
- Maximum number of guests as indicated during booking.
- A valid ID document must be presented upon arrival (legal requirement).
4. Check-in and Check-out
- Check-in: from 2:00 PM
- Check-out: by 11:00 AM
- Different times may be arranged by contacting the property in advance.
5. Cancellation and Refunds
Cancellation and refund conditions follow the policies of the platform used (Booking.com or Airbnb). For direct bookings, please contact the property at info@nemibnb.it: each request will be evaluated on a case-by-case basis according to what was agreed at booking time.
6. City Tax
The Milan city tax applies according to current municipal rates. Depending on the booking channel, it may be included in the price charged by the platform or collected directly by the property at check-in.
7. House and condominium rules
In addition to common sense and respect for other residents, the following provisions of the condominium regulations and accommodation rules apply.
Use of the accommodation (B&B)
Smoking is not allowed inside the apartment. The guest is liable for any damage caused during the stay.
General
Any use of Nemi Relax B&B that is contrary to decency, good name and the tranquillity of the condominium is prohibited; guests are expected to behave in a courteous and civil manner, respecting good-neighbour rules, and to ensure that family members or visitors do not cause disturbance or damage to neighbours.
Conduct and hours
Permitted hours for play, listening to music at moderate volume or any noisy activity are: 10:00–13:00 and 16:00–19:00.
It is forbidden to walk on flower beds, pick flowers, damage trees and hedges, play or stay on ramps and corridors, parking areas and in front of entrances; football, cycling outside surfaced paths, and dangerous games that may harm or disturb others are not allowed.
Parents are responsible for supervising their children so that they do not breach these rules. Any damage will be charged to those who caused it.
It is forbidden to throw cigarette butts, rubbish or waste of any kind from windows or balconies. It is also forbidden to shake out laundry, linen, tablecloths, etc.
Animals
It is forbidden to keep animals that may cause nuisance to neighbours. Dogs must never be left loose in common areas. When crossing common areas, owners must keep them on a leash or with a muzzle and always outside green areas, ensuring they do not soil them; otherwise the owner must clean up immediately.
Lifts
Lifts must not be used as goods hoists; smoking, defacing or dirtying the cabin is prohibited. Unaccompanied children under 12 may not use the lifts.
8. Liability
Nemi Relax B&B is not liable for the loss or theft of personal belongings during the stay. Please take care of your personal effects.
9. Governing Law
These Terms and Conditions are governed by Italian law. Any dispute shall be subject to the jurisdiction of the Court of Milan.
